01Course overview

A practical course on the financial calculations behind private residential property transactions, covering sale proceeds, CPF refund, negative sale, housing loan eligibility, TDSR, second property purchase, joint buyer affordability, cash outlay and CPF planning.

02Learning objectives

  • Compute net sale proceeds for private residential property sellers, analyse negative sale scenarios and explain the CPF refund implications to sellers.
  • Compute housing loan amount, loan tenure and monthly instalments using MAS Housing Loan Rules and the TDSR framework.
  • Assess the effect of stretching loan tenure on monthly repayment and buyer affordability.
  • Determine CPF usage, cash outlay and affordability for buyers purchasing a second residential property.
  • Assess the combined financial capacity of joint buyers and calculate eligible loan amount, monthly instalment and total cash outlay.

  • Sale proceeds calculation for private residential property sellers.
  • Negative sale scenarios, CPF refund obligations and seller advisory considerations.
  • MAS Housing Loan Rules and TDSR framework.
  • Loan quantum, loan tenure, monthly instalment and stretched loan tenure calculations.
  • CPF usage and cash outlay for private residential property buyers.
  • Second property purchase calculations, including stamp duties, CPF limits and loan considerations.
  • Joint buyer affordability assessment, including debt-to-income analysis, fixed and variable income, income-weighted average age and medium-term interest rate.

Attendance requirements. Please join on time and stay for the full session, including any assessment. Keep your camera on throughout, with your face clearly visible, and book using your full name exactly as in your NRIC, as this is your name in Zoom. Time-stamped screenshots are taken at the start, in the middle and at the end of the class to verify attendance. Short breaks are taken within the class; please stay in the Zoom session during breaks. If you miss more than 15 minutes, at the start or during the class, CPD hours cannot be awarded. After the course, you must also complete CEA's course feedback form in CPDS before your CPD hours are credited.
Fees and policies. Course fee: S$100 per participant. No GST is charged, as AsianPrime Capital Pte Ltd is not GST-registered. This course is not eligible for SkillsFuture Credit, NTUC UTAP or other subsidies. Pay by PayNow (QR code) or bank transfer, using your invoice number as the payment reference.
