A practical course on the financial calculations behind HDB resale flat transactions, covering sale proceeds, CPF refund, resale levy, negative sale, HDB and bank loan eligibility, grants, affordability, monthly instalments and cash outlay.

02Learning objectives

  • Calculate net sale proceeds for HDB resale flat sellers, including outstanding loan, CPF refund and cash proceeds.
  • Analyse seller scenarios involving second subsidised flat purchases, resale levy and second HDB loan implications.
  • Evaluate negative sale situations and explain CPF refund obligations and financial exposure to sellers.
  • Perform HDB housing loan calculations, including loan amount, loan tenure and monthly instalment.
  • Perform bank loan calculations for HDB resale flat buyers, including normal and stretched loan tenure scenarios.
  • Assess affordability for joint buyers, including grants, MSR, stress test interest rate, loan amount, monthly instalment and cash outlay.

  • HDB resale sale proceeds formula and key financial components such as outstanding HDB loan, bank loan, CPF refund with accrued interest, resale levy, second subsidised flat purchase and second HDB loan considerations.
  • Negative sale scenarios and CPF refund implications.
  • HDB housing loan eligibility, Loan-to-Value limits, loan tenure and monthly instalment.
  • Bank loan eligibility, stretched loan tenure and monthly repayment impact.
  • Joint buyer affordability assessment using income, MSR and stress test interest rate.
  • CPF savings, grants, downpayment, final loan amount and total cash outlay.
  • Comparison between HDB loan and bank loan.

Attendance requirements. Please join on time and stay for the full session, including any assessment. Keep your camera on throughout, with your face clearly visible, and book using your full name exactly as in your NRIC, as this is your name in Zoom. Time-stamped screenshots are taken at the start, in the middle and at the end of the class to verify attendance. Short breaks are taken within the class; please stay in the Zoom session during breaks. If you miss more than 15 minutes, at the start or during the class, CPD hours cannot be awarded. After the course, you must also complete CEA's course feedback form in CPDS before your CPD hours are credited.
Fees and policies. Course fee: S$100 per participant. No GST is charged, as AsianPrime Capital Pte Ltd is not GST-registered. This course is not eligible for SkillsFuture Credit, NTUC UTAP or other subsidies. Pay by PayNow (QR code) or bank transfer, using your invoice number as the payment reference.
